The FAAC 412 keypad series, the 401MPS intercom module, and the newer KP 100 wireless keypad all use different mounting patterns and voltage requirements. The 412 series runs on 12-24 VAC/VDC; the 401MPS requires a dedicated two-conductor run back to the control board, plus a separate low-voltage pair for the release circuit.

To identify your unit, flip the keypad or intercom face down and read the label. If the label is worn off, measure the cutout: the 412 needs a 2.75-inch by 4.5-inch opening, while the KP 100 surface-mounts on a standard single-gang box. We carry both OEM FAAC parts and quality aftermarket equivalents from SEA and Linear that match the voltage and protocol specs. For FAAC systems specifically, we prefer OEM on the 401MPS intercom because the audio impedance matching is finicky with third-party substitutes. On the 412 keypad, a well-built aftermarket unit with stainless-steel contacts performs identically at roughly 30% less cost.

One compatibility gotcha: FAAC updated the 412 series in 2019 to a revised contact block. The new block is not backward-compatible with pre-2019 housings without a wiring adapter, which we keep on the truck.

• Keypad accepts codes intermittently, especially after rain. The membrane switch beneath the buttons has cracked, letting moisture reach the carbon contacts. In Oakland’s climate, this usually starts in year four or five if the keypad faces west and catches afternoon sun followed by evening fog.
• Intercom buzzes but gate release does not trigger. The release relay inside the intercom module has burned contacts.
