The critical compatibility point is the hinge pin diameter and the post wall thickness. Elite’s standard residential hinge kit uses a 5/8-inch pin, but we’ve found Miracle-One gates in the Dimond District and Maxwell Park area that were retrofitted with 3/4-inch commercial pins during original installation. We measure before we cut. OEM Elite hinge brackets and operator mounting plates are available, but for fabrication work we often use A36 structural steel or 6061-T6 aluminum plate cut to spec, depending on the gate weight and the salt-air exposure from the Bay. The Haven Standard requires we photograph the original geometry before disassembly so the replacement matches bolt-for-bolt.

Signs Your Elite Welding & Fabrication Is Failing

• The gate sags and the bottom edge scrapes concrete or pavers. This usually means the hinge post has rotted at grade (wood) or the weld at the hinge bracket has cracked (steel). In Oakland’s clay-heavy soil, especially in the lower Fruitvale and Jingletown areas near the estuary, posts settle unevenly and transfer that stress straight to the weld.
• The Elite motor faults or reverses mid-cycle with no obstruction. The operator’s current sensor reads increased load when the gate frame is out of square. We check the gate diagonals first; if they’re off by more than 3/8 inch on a standard 14-foot leaf, the motor is fighting the frame, not the wind.
• You can wiggle the gate leaf by hand at the free end. The bottom hinge bracket has separated from the post or the gate frame. This is a structural failure. We replace the bracket, re-square the frame, and weld with 7018 rod for penetration on dirty outdoor steel.
• The operator arm mounting plate has pulled away from the gate or post. Elite’s CSW200 and Robo-Swing arms generate significant torque at the end of travel. If the mounting plate was lag-screwed into wood without backing, the screws loosen and the plate tilts. We fabricate steel backing plates and through-bolt with grade-8 hardware.
• Visible rust, cracks, or previous repair welds at any joint. Oakland’s marine layer keeps steel damp 200-plus mornings per year. Cracks propagate from the toe of old welds, especially on gates that were originally stick-welded in the field without preheat. We grind out the crack, check for propagation, and reweld with proper profile.

An owner can safely check three things: whether the gate leaf is level with a 4-foot level, whether hinge bolts are tight, and whether the operator arm mounting plate has visible gaps or tilt. Beyond that, welding and fabrication on a loaded gate involves real hazards. Cutting or grinding a gate that’s only partially supported can drop the leaf.
