FAAC Welding & Fabrication: The Oakland Owner’s Guide
FAAC welding and fabrication repair in Oakland typically runs $340-$780 for most swing-gate arm bracket and hinge rebuilds, with same-day service available when the failure is caught before the gate seizes completely. We stock FAAC-compatible steel and aluminum fabrication on our trucks, and we match every part to the motor series before we quote. Most Oakland homeowners notice the problem when their 402, 422, or S800 series gate starts grinding at the end of its travel or the arm bracket develops visible play where it meets the post.
Which FAAC Models This Applies To
FAAC’s hydraulic and electromechanical lines use different mounting geometries, and the welding or fabrication fix that works on a 402 hydraulic swing gate will not fit a 746 ER Z16 sliding gate without modification. We see three series in Oakland most often:
- 402 / 422 / S418 swing-gate hydraulics - Cast aluminum arm brackets that fatigue where the pin bore meets the mounting plate. The OEM bracket is FAAC part 63000922; we also machine-fit a reinforced aftermarket equivalent with thicker wall stock at the stress riser.
- 746 / 844 sliding-gate electromechanicals - Steel rail brackets and tensioner assemblies that take the rack load. The 746 uses an M16 through-bolt pattern; the 844 steps up to M20. Swapping between them without redrilling the post plate guarantees misalignment.
- S800 commercial swing operators - Heavy-gauge steel hinge pins and weld-on receiver plates rated for continuous duty. These rarely fail outright, but we see cracked heat-affected zones on gates that were converted from manual to automated without upgrading the original 1970s mild-steel hinge.
Identification is straightforward: the motor label sits under the oil-fill cap on hydraulics, or on the drive-head cover on electromechanicals. The fabrication part number you need is usually stamped on the backside of the bracket or hinge ear, though rust in Oakland’s marine-influenced climate (especially within a mile of the bay) often obscures it. We carry calipers and a FAAC dimension sheet on every truck; if the number is gone, we measure pin diameter, bolt pattern, and arm offset to match the replacement.
OEM FAAC fabrication carries the original coating spec and exact metallurgy. Aftermarket equivalents we use meet or exceed the shear rating, but we always disclose which we’re installing. For a 402 bracket in Oakland’s salt-air exposure, we typically recommend the OEM aluminum with an additional zinc-rich primer coat, or a 316 stainless aftermarket pin if the original steel keeps rust-welding to the bushing.
Signs Your FAAC Welding & Fabrication Is Failing

- Grinding or shudder at end of travel. The arm bracket has developed slop in its pin bore, so the motor completes its stroke while the gate still has momentum. The bracket face pounds against the stop washer. We measure the bore with a dial bore gauge; anything over 0.5 mm ovality means replacement, not shim.
- Visible crack at the bracket heel or hinge ear. This is the classic fatigue failure on 402-series gates in Oakland’s hillside neighborhoods, where the grade puts constant side-load on the bracket. A crack here will propagate through the heat-affected zone within weeks of first appearance.
- Gate leans or binds in its frame. The weld between the receiver plate and the gate upright has fractured, often from galvanic corrosion where dissimilar metals meet. We see this frequently on gates within two blocks of the bay, where the salt fog accelerates the reaction.
- Arm detaches from bracket during operation. The quick-release pin or cotter has walked out because the bracket bore is wallowed, or because someone replaced the original FAAC pin with a generic hardware-store grade that doesn’t match the shear spec. The arm drops, the limit switch never sees home position, and the motor keeps driving.
- Fresh rust weeping from a previously painted joint. On steel fabrication, this signals internal section loss. The paint holds until the rust builds enough pressure to blister through. By then, the wall thickness may be below what the load calculation assumed.

AfterReplacement Cost & What’s Included
| Service | Typical Range (Oakland) | What Drives the Price |
|---|---|---|
| FAAC swing-gate bracket replacement (402/422 series) | $340-$520 | OEM vs. aftermarket bracket; whether the post plate needs redrilling; access for the welder |
| Sliding-gate rail bracket / tensioner rebuild (746/844) | $480-$780 | Rack length to remove and reinstall; whether the concrete footing is cracked; M16 vs. M20 hardware |
| Custom hinge pin and receiver plate (S800 or non-standard) | $620-$950 | Material grade (mild steel vs. 316 stainless); TIG vs. MIG welding; powder coat or bare finish |
| Post-plate weld repair (crack only, part salvageable) | $280-$440 | Crack length; access to back side for full-penetration weld; magnetic-particle testing |
The range exists because we don’t know what we have until we disassemble it. A 422 bracket on a 4×4 steel post with clean bolt holes is a 90-minute swap. The same bracket on a rotted redwood post with stripped lag bolts becomes a post-replacement conversation. We quote the exact scope after inspection, in writing, before any cutting or welding starts. That price includes the part, labor, reassembly, limit-switch recheck, and a photo record of the finished weld under Clause 4. Our 365-Day Done Right Promise covers the workmanship; the bracket itself carries the manufacturer’s defect warranty, which we handle directly if there’s an issue.

There’s a short list of checks that won’t make things worse. Verify the arm pin is present and the cotter hasn’t backed out. Look for fresh rust streaks or paint cracks at the bracket heel. Listen for whether the grind happens at the same point in every cycle, which points to mechanical wear rather than a control issue.
What we don’t recommend: cutting off a seized bracket with an angle grinder while the gate is under spring or hydraulic load, or attempting to reweld a cracked hinge with a 110V flux-core machine from a hardware store. The 402-series hydraulic arm stores residual pressure even when the power is off; the bracket can pivot unexpectedly when the pin is removed. Post-welds on load-bearing gate hardware need full-penetration beads and stress-relief, not a surface tack that looks fine and fails the first cold morning.
We carry FAAC-compatible brackets, pins, and weld fittings on our trucks. In most Oakland neighborhoods from Rockridge to the Dimond District, we can inspect, quote, and complete the repair same day if you call before early afternoon. The number is (628) 270-2709.
FAQs
Properly installed OEM FAAC brackets last 8-12 years in Oakland’s climate; we see premature failure at 4-6 years only when the original installation used non-galvanized hardware or when the gate is within heavy salt-air exposure near the bay. Aftermarket stainless equivalents we’ve installed since 2018 are tracking toward 15 years with no measurable section loss. Call (628) 270-2709 for an exact quote - estimates are free.
Sometimes, if the crack is in the heat-affected zone of a thick steel post plate and the base metal thickness is still within 90% of spec. We magnetic-particle test after weld repair to confirm no subsurface cracking. Aluminum FAAC brackets like the 63000922 almost never weld satisfactorily; the porosity rate in cast aluminum exceeds what we can guarantee for a load-bearing part. We’ll show you the test results and quote both options before you decide.
Most 402/422 bracket replacements are complete in 2-3 hours from arrival, including disassembly, installation, and limit-switch verification. Sliding-gate rail work runs 3-5 hours if the rack must be removed. Custom S800 hinge fabrication requires a return trip after the weld cools and we confirm alignment, typically next-day. We schedule that second visit at the same flat price quoted upfront.
We stock FAAC-compatible swing-gate brackets, hinge pins, and post plates for the 402, 422, and 746 series on every truck. S800 and 844 heavy-duty hardware is warehouse-stocked in the East Bay and available for same-day dispatch. If your gate uses a discontinued FAAC series or a custom fabrication from a previous installer, we measure on-site and machine or source the replacement within 48 hours. Call (628) 270-2709 to confirm compatibility - estimates are free.
