Ghost Controls Welding & Fabrication: The Oakland Owner’s Guide

We stock and install welding and fabrication parts for Ghost Controls swing-gate and slide-gate operators across Oakland, with most completed jobs running between $280 and $620 installed depending on material gauge and whether the bracket geometry needs custom fitting. Same-day service is available when we have your series configuration in the truck, which covers the TSS1, AXWK, and DEP models we see most often in the East Bay. Homeowners usually discover the problem when the gate arm separates from its mount during a cycle, or when a seasonal temperature swing opens a crack in a weld that held fine through last winter.

Which Ghost Controls Models This Applies To

Ghost Controls uses three distinct bracket and arm geometries across their residential lines, and mismatching them is the most common ordering mistake we correct. The TSS1 series uses a 2-inch square steel arm bracket with a single shear pin; the AXWK heavy-duty line steps up to 2.5-inch tubing with a dual-pin configuration and thicker gusset plates; the DEP slide-gate series uses a completely different flat-plate trolley mount that bolts rather than welds to the gate frame. You identify your series from the label on the operator housing, not the remote, and the manufacture date matters because Ghost Controls revised the TSS1 bracket angle in 2019, so a pre-2019 arm won’t seat correctly on a post-2019 mount without modification.

We carry both OEM Ghost Controls brackets and certified aftermarket equivalents from DuraGate and GateCrafters. The aftermarket parts meet the same ASTM A500 structural tubing spec and carry comparable zinc-coat ratings, though we default to OEM when the gate sees salt air from the Bay or sits on a property with automatic sprinklers hitting the hardware daily. In Oakland’s climate, that moisture pattern matters more than most owners expect.

Signs Your Ghost Controls Welding & Fabrication Is Failing

Signs Your Ghost Controls Welding & Fabrication Is Failing
  • Visible crack at the arm-to-bracket weld. This starts as hairline and propagates through freeze-thaw cycles. Oakland’s overnight temperature swings from inland heat to Bay-cooled evenings stress the HAZ (heat-affected zone) more than steady climates do.
  • Arm wobble that worsens over a week. The pin bore has elongated from cyclic loading. The gate still moves but the slop hammers the weld root with every start and stop.
  • Operator runs but the gate drags or stalls mid-travel. A separated bracket often misaligns the pull angle enough that the motor overloads without the safety release tripping.
  • Fresh rust weeping from a previously painted joint. Capillary crack behind the paint lets moisture in; by the time you see staining, the crack runs deeper than surface level.
  • Gate sits crooked in the closed position after years of true alignment. Bracket creep from a failing weld slowly rotates the arm mounting plane. Homeowners in the Oakland Hills adjust the limit switches twice before realizing the hardware itself has shifted.

Replacement Cost & What’s Included

Most Ghost Controls welding and fabrication replacements in Oakland fall between $280 and $620 installed. The low end covers a direct bracket swap with matching geometry and no gate frame damage. The high end applies when we need to cut out a corroded frame stub, fabricate a new mounting pad, or match a discontinued pre-2019 angle that requires custom welding.

Component Price Range
OEM Ghost Controls bracket assembly $85 - $160
Aftermarket equivalent (DuraGate/GateCrafters) $55 - $110
Labor: direct replacement $180 - $260
Labor: custom fabrication / frame repair $280 - $420
Mobile welding (on-site stick or MIG) $150 - $220 add-on

We quote the full installed price in writing before any cutting or welding starts. That price includes the part, labor, any needed hardware, and our 365-Day Done Right Promise. Under Haven Standard Clause 1, the number on the paper is the number on the invoice.

DIY or Call Us?

There’s a safe middle ground here. You can verify your model, photograph the bracket label, and check for obvious cracks with the gate in manual release mode. What we don’t recommend is grinding or cutting on a loaded gate arm. The torsion from a partially open swing gate can shift suddenly when you remove material, and the pinch points at the operator mount have injured owners who assumed the gate was “basically balanced.”

Mobile welding on a gate that’s still under operator tension is genuinely hazardous without proper blocking. We’ve responded to calls in Oakland’s Maxwell Park and Laurel districts where a well-intentioned repair made the gate inoperable and created a safety issue that took longer to undo than a proper replacement would have. If the crack is in the weld itself rather than a bolted component, call us. We bring the welder, the jack stands, and the liability coverage.

Tell me what it’s doing wrong, and I’ll tell you exactly what it needs.
